How To File Timeshare Tax Deductions

Your timeshare can qualify you for a slew of tax deductions. You can, for instance, claim deductions for real estate taxes, mortgage interest and rental expenses. Furthermore, you can receive a considerable deduction if you sell the timeshare to a charity.

Gatlinburg, TN Timeshares

Timeshare units in Gatlinburg, TN are one of the best timeshares in the country for viewing mountain ranges. With units built along the side of the mountains, there are numerous views and peaks to be seen. Most from your timeshare unit.

Cost for this area of Tennessee are quite inexpensive and affordable for whole families. Neighboring towns are Pigeon Forge, with plenty of attractions to choose from. Also the town of Gatlinburg has plenty of attractions, stores, eating, and shopping, within walking for most rental units.

Depending on where you’re coming from in the country, you will come across views, whether it be summer, fall, winter, or spring, you’ll enjoy the ride there. If you love nature, but still want the feel of civilization, timeshares Gatlinburg, TN is highly recommend. Image

How to choose a timeshare

Good question. However, not always easy to answer. What do I say? Well, it’s best to focus on your budget. How much can you afford to spend. And in some cases, how much can you afford to waste.

Once your budget is set, then decide on what state you would like to visit. Keep in mind, that most timeshares do have set weeks so you would most likely have the same unit at the same resort for as long as you own it. So you want to be sure that you are comfortable with going to the same place each year.

Another thing to focus on is research on the resort itself. Most if not all have websites with photos and full details. I would also search blogs for information and reviews about the timeshare. More knowledge the better.

Timeshare Donation

Lots of people want to know more about this. Well, I’ve been doing timeshare donations since 2008, and there hasn’t been an end to people trying to get out of their timeshare. Most charities won’t except a timeshare as a donation. They would have to be responsible for selling and or maintaining the timeshare, which can end up being very costly. Charities aren’t in the business of dealing with timeshares. Some companies charge high fees while others charge no fee at all. Every agency has their own guidelines for pricing. But in a nut shell, a timeshare donation is you giving away your timeshare. This can be to a charity, a non 501 c-3 charity, even to a family member or friend. However, there aren’t many, if any, that will take over the ownership of your unwanted burden for free. It can be a headache for some people. That’s one of the reasons people try to donate them in the first place.

Tax credit is available for timeshare donation. Keep in mind though, it needs to be donated directly to a 501 c-3 charity, or a company that works with charities. Processes usually take the same amount of time as a normal timeshare transfer. About 8-10 weeks. And all of this information should be stated some where in writing before you decide to work with a company to donate your timeshare to.

Why do I have to pay some resorts a fee to transfer the ownership of a timeshare?

This question is asked quite often. And the answer is, because they can. And being in the same line of business, they probably should. Reason being, lots of people are looking to get rid of or to sell their timeshare. Lots more sellers than buyers. And this puts a burden on the resort. Some even resort to out sourcing their title transfers, which cost money of course. Of course depending on their guidelines, it might take more effort to complete the transfer than other resorts. Most resort transfer fees are around and between $50 & $250. I actually dealt with one resort in Mexico with a resort transfer fee of $800. The most I heard was a resort transfer of $2,000. So, resort transfer fees, unfortunately they have to be paid. No matter what you do with your timeshare, the resort is going to have that fee. Before you decide to purchase a timeshare, make sure you understand your contract and the language concerning the resale of your timeshare, just in case you decide to sell it. Thanks.

Why do some resorts take so long to complete a timeshare transfer?

I have been doing timeshare transfers since 2008, and I have dealt with several timeshare resorts (NOT GIVING ANY NAMES), and they do tend to lag behind at times. And being that I handle timeshare transfers each and every day, I sort of, kind of, understand how they can get behind. There are so many people trying to get out of their timeshares, that  it can takes weeks or even months to transfer. It also depends on the protocol of the resort. Different resorts have different ways and guidelines for properly transferring the ownership of a timeshare. Some take longer than others. Most might not admit that they are backed up, however it’s best to be as patient as possible. Threatening phone calls, messages, and legal talk won’t help. There is just a large demand to get rid of these timeshares. Hope this helps.
